Hugging the shoreline of Incline Village with proximity to some of the best beaches in the basin, these low elevation neighborhoods are some of the most popular among locals and vacationers alike.

Lakeview is the larger, more prestigious neighborhood just north of Lakeshore Drive on the west side of town. Most homes are large on spacious, half-acre lots, with only a few of the smaller, original homes remaining. Most of the homes have been remodeled and reconstructed over the years, as the area continually gentrifies.

Lakeview residents can walk to Burnt Cedar, Incline and Ski Beaches, as well as the dog park, nature trails and the Hyatt Regency Resort. A grocery store, post office, shops and restaurants are also located in the neighborhood on the western side.

Mill Creek is a smaller neighborhood, located north of Lakeshore Drive just east of the Hyatt. This is an up-and-coming area where you'll a lot of teardowns and rebuilds. Newer homes tend to be spacious, taking full advantage of their one-third acre lots. Many original ranchers still remain, making it an interesting area for investors seeking projects.

Residents of Mill Creek can walk to the Hyatt, Ski and Incline Beaches, the Recreation Center, the dog park, nature trails and several restaurants along Country Club Drive. They also have fantastic access to the new East Shore Bike Trail, which runs all the way to Sand Harbor.

Teardowns in Mill Creek start at $775,000, and finished homes can go as high as $4.9 million. Fixer-uppers in the Lakeview subdivision start at around $1 million and can go well over $4 million for finished homes. Lakefront properties in the area start at $6 million and can go over $24 million.
